Real estate transactions: Common Desk coworking inks fifth Houston location – Houston Chronicle

Common Desk, a Dallas-based company offering coworking memberships to businesses and professionals, will open a location at 1401 Lake Plaza Drive in CityPlace. The company will occupy the second floor totaling 26,750 square feet in the multiuse building, according to Patrinely Group, the managing member of the joint venture with USAA Real Estate and CDC Houston developing CityPlace. The building, next to Star Cinema Grill, has 14-foot ceilings, a private outdoor terrace and shopping and dining options on the ground floor. Chrissy Wilson and Matt Pruitt of JLL represented the landlord along with Phillip Moore and Dennis Tarro of Patrinely Group. Common Desk has other Houston locations in Westchase, the East End, the Ion and on Post Oak.

Houston-based Satya sold a 2.5-acre site at the Grand Parkway and Kuykendahl to Smart Financial Credit Union for future development. Satya, which purchased the property in 2017, sold it through its entity GPKWY Spring Ltd. Joshua Jacobs of Blue Ox Group represented the seller. Ferguson Real Estate represented the buyer.

Lucid Motors, a luxury electric vehicle company, leased 23,762 square feet at 14820 North Freeway. Lilly Golden of Evergreen Commercial Realty and Steve Merkle of Open Realty represented the tenant. Ryan Barbles and Walker Barnett of Colliers represented the landlord, Prologis. Lucid Motors announced plans to open 20 retail locations, known as Lucid Studios and Service Centers, throughout North America, in 2021.

California-based Bolour Associates acquired the Northeast Pines apartments at 18839 S. Memorial Drive in Humble for $9.62 million. The company will invest more than $1 million in renovations at the property, including interior, exterior and common area upgrades. Built in 1980, Northeast Pines totals 136 units across 12 buildings in the Lake Houston area. Roberts Su of Su Real Estate Group represented the seller, a private investor. Bolour owns and manages 1,500 multifamily units in the Houston area.

Carroll, a national real estate investment and management firm based in Atlanta, sold Arium Park West, a 342-unit apartment complex at 15155 Richmond in west Houston, to an undisclosed buyer. Carroll acquired the property six years ago and updated the amenities and select interior units.

Lee & Associates-Houston has been hired to handle leasing and property management for 3200 Wilcrest, a 163,696-square-foot office building in Westchase, and 5829 W. Sam Houston Parkway, a nine-building business park totaling 275,000 square feet in northwest Houston.

Havins Law Firm lease space at 6750 W. Loop South in the Offices at Pin Oak Park in Bellaire. William McCarthy of Finial Group represented the tenant. Joel Douthit of CBRE represented the landlord, Norvin Healthcare Properties.

Movement Collaboration leased 2,332 square feet at 3100 Timmons. Brent St. Amant represented the landlord, Hartman Income REIT.

Stonelake Capital Partners, a Texas-based private equity firm focused on investing in industrial warehouses and Class-A apartments and offices in walkable environments in Texas and select Sunbelt markets, said it closed its Stonelake Opportunity Partners VI after reaching its hard cap of $555 million in equity commitments. Over the last 15 months, Stonelake has committed more than 60 percent of the new fund’s equity commitments across eight investments.

Wisenbaker Building Services leased 67,207 square feet at World Houston Business Park – Building 44, at 4120 Consulate Plaza Drive. Grant Wisenbaker and Ryan Boozer with Stream Realty Partners represented the tenant. Logan Greer and Dayne Wunderlich with Insite Commercial Real Estate represented the landlord, EastGroup Properties.

JPMorgan Chase Bank renewed 15,055 square feet at 616 FM 1960. Brent St. Amant represented the landlord, Hartman Income REIT.

Gomez Rehab leased 3,002 square feet at 5151 Mitchelldale. Justin Harrity represented the landlord, Hartman Income REIT.
